Wilson, husband and wife, as Owners of the Ginger Jar of Duncan, Oklahoma: Notice is given that on the 16th day of December, 2015, at 10:00 o'clock a.m., at the West door of the County Courthouse at Duncan, Oklahoma, the undersigned Sheriff will offer for sale and sell to the highest bidder all that certain real estate in Stephens County, Oklahoma, to-wit: The Surface and Surface Rights Only in and to the West 90 feet of Lot 2, in Block 101, in the City of Duncan, Stephens County, Oklahoma, (Having a property address of: 806 W. Hickory Ave., Duncan, Oklahoma) Said lands and tenements have been appraised according to law at $100,000.00. Sale will be made pursuant to an Order of Sale in Foreclosure issued upon judgment entered on the 3rd day of November, 2015, in the District Court of Stephens County, Oklahoma, in Cause No. CJ-2015-108R, wherein First Bank & Trust Co., Duncan, Oklahoma, was Plaintiff, and Matthew Patrick Wilson and Margaret R. Wilson, husband and wife, The State of Oklahoma ex rel, Oklahoma Tax Commission; Credit Bureau Services Association; E. Wayne Wilson and Maxine E. Wilson, husband and wife, as Owners of the Ginger Jar of Duncan, Oklahoma, and Occupants of the Premises of 806 W. Hickory Ave., Duncan, Oklahoma, were Defendants, to satisfy said judgment in the sum of $113,929.34, as of the 15th day of April, 2015, with interest thereon thereafter at the rate of $14.05 per diem until paid, all as provided for in said Promissory Note, Deferral/Extension Agreements, Mortgage and Mortgage Extension Agreements, and for court costs in the amount of $263.70, private process server fees in the amount of $300.00, certified mailing expense in the amount of $16.66, a reasonable attorney fee in the amount of $7,500.00, plus the sum of $6, 174.24 for advances to pay unpaid ad valorem taxes on the subject real property, abstracting expense in the amount of $5 25.00, insurance, future advances for the maintenance and preservation of said real property, and all costs of this action accrued and accruing.
